Evaluation of Corkscrew Commercial Development Project

WSA requested Lago support to develop integrated surface and groundwater model, as required per Policies 33.1.7 to assess potential adverse impacts on water resources and natural systems within Southeast Lee County. The project is approximately 12-acre proposed commercial development, which will include community retail centers totaling approximately 80,000 square feet at build-out.

Specifics

An integrated surface/ground water model for the proposed project area was developed. The modeling platform used was the 2D version of ICPR Boundary conditions were taken from a regional ICPR model developed as part of the Southern Lee County Flood Mitigation Plan. That regional model did not simulate groundwater flows; therefore groundwater information (boundary conditions, lithology, and hydraulic conductivities) was obtained from the MIKE SHE/MIKE 11 South Lee County model that was developed as part of the South Lee County Watershed Initiative for the Coastal and Heartland National Estuary Partnership.

Minor changes to groundwater levels were predicted by the model. Groundwater levels generally rose slightly in the wet season due to infiltration in on-site detention areas that receive runoff from developed areas of site. Water levels in the dry season were predicted to drop by 0.1 to 0.2 feet in a small area under a proposed driveway and in 4.9 acres of wetlands south of the project. This area of wetlands is located surrounding existing SFWMD monitoring well FP02-GW1.
